Edenton Townhomes

Edenton Village, a mixed-use townhouse and office-condo development in suburban Birmingham, had great success with 205 residential sales, but its 43,000 SF of office/retail space struggled. The developer tasked Nequette to convert the village center into residential use to salvage the project. With financing constraints due to condominium status, the design goal became a $150k sales price, requiring a yield of 100 units.
The solution, Edenton Townhomes, maintained the original English village feel with 16-foot-wide row homes. Buyers could choose between open loft-like layouts or main-level bedrooms, with three upper-level configurations. Each unit was fronted with a simple porch to promote interaction and community. All residences face streets or greens. Rain gardens occupy remaining open space and assist with storm water management.
